- Solicitor – To sell your property, you must have a solicitor on hand. Your solicitor must ask your lender for your title deeds if you have a mortgage. Your lender’s issuance of the deeds may require four to eight weeks. Instruct your solicitor to request the deeds as soon as possible to prevent needless delays. Request a quote.

- Bidding process – The agent must bring all bids to you. All bids must be recorded. It lies with the seller what bid you chose to except. This may not always be the highest bid, you will need to consider other factors such as is the person relying on a mortgage, cash ready or selling a property to fund the purchase. Way up all considerations before you accept an offer.
- Sale agreed – After you accept an offer, the sale of the property is officially agreed upon, and the prospective buyer must give your estate agent a booking deposit. Booking deposits can range from a set sum, like to a fraction of the price being offered. Up until contracts are signed, the booking deposit is refundable. The buyer’s and your solicitor will receive a document with the specifics of the sale that your estate agent has prepared. The price, the terms of the sale, the anticipated closing date, or the day the house sale will be completed, and the names and addresses of all parties involved in the sale are all included in this document.
- Closing – After signing is complete, the purchaser’s solicitor sends Objections and Requisitions on title together with the Schedule of Closing documents and draft Deed to the vendor’s solicitor. After satisfactory replies on same, closing can be arranged. The purchaser’s solicitor will order closing searches on the vendors and title. The purchaser’s solicitor will draw down/transfer funds. The title documents and the funds are exchanged between the solicitors. The keys will be released by the estate agent once the exchange of title and funds have taken place.
