The Buying Process

Attend viewings to decide if property is for you.
Every offer must be recorded. in this case, email is the preferred form of communication for final offers.
Prior to accepting an offer, proof of funds is required. This is done to make sure potential buyers can keep their end of the bargain financially. This evidence can be provided in the form of official mortgage approval documentation, official financial statements and records, and letters from solicitors certifying that the buyer has the necessary funds to pay the agreed-upon price.
The agent requests the booking deposit, which is fully refundable up until the point that contracts are signed. Letters outlining the specifics of all the parties involved are known as sales advice notes. They are delivered to the vendor’s solicitor and the buyer’s solicitor.
All legal conveyancing pertaining to the property is the responsibility of the buyer’s solicitor after the contracts are issued. They will formally bring up pre-contract questions with the vendor’s solicitor until they feel all of the responses are satisfactory. The buyer is in charge of performing technical due diligence. Professional property inspection is advised whether or not it is required as part of lending requirements. A registered engineer will typically conduct a structural survey of the subject property. Beyond the initial structural survey, additional inspection may be sought as advised by the lawyer and/or the engineer. This could entail examining the site’s boundaries, testing the drains, and conducting a variety of other technical investigations unique to the subject property.
The purchaser’s solicitor will arrange for their client to sign the contract once pre-contract inquiries and a professional inspection of the property have been satisfactorily completed. Typically, the buyer pays a 10% deposit at signing. The vendor replies with a countersignature on the contract. This enforceable agreement formalises the terms and procedure between the buyer and seller.
After signing is complete, the purchaser’s solicitor sends Objections and Requisitions on title together with the Schedule of Closing documents and draft Deed to the vendor’s solicitor. After satisfactory replies on same, closing can be arranged. The purchaser’s solicitor will order closing searches on the vendors and title. The purchaser’s solicitor will draw down/transfer funds. The title documents and the funds are exchanged between the solicitors. The keys will be released by the estate agent once the exchange of title and funds have taken place.

Buyers Helpful Info

Your mortgage does not include stamp duty, which must be paid out of savings separately. Stamp duty is calculated at 1% of the sales price up to €1 million and is payable at 2% of the balance of the purchase over €1 million if the price is above €1 million. New Homes: A 13.5% VAT (value-added tax) is imposed on newly constructed homes, but not on pre-owned homes. The VAT is included in the price of a new home. Stamp duty, however, is calculated on the new build property’s VAT-exclusive price rather than its VAT-inclusive price. Prior to the closing date, when stamp duty becomes due, your solicitor will inform you of your obligation.
