Property Tax Changes in Ireland: What Homeowners Need to Know for 2025-2030

Property Tax Changes in Ireland
What Homeowners Need to Know for 2025-2030
The Government has announced new property tax changes that will affect all Irish homeowners from 2026 onwards. These updates to the Local Property Tax (LPT) system are designed to reflect recent house price increases while keeping most homeowners in the same tax band.
Here’s a quick summary of what’s changing, when, and what you actually need to do.
Key Updates to Local Property Tax (LPT)
1. New Valuation Date – 1 November 2025
You’ll need to value your home based on its market value on 1 November 2025.
That value sets your LPT rate for the 2026-2030 period.
Check official Revenue guidance
2. Wider Valuation Bands (20% increase)
All LPT bands are being widened by 20%. This means:
- About 96% of homes will stay in the same band.
- Most homeowners will see only a small increase (€5–€25 per year).
3. Lower Base Tax Rate
The standard LPT rate is dropping from 0.1029% to 0.0906% for homes valued up to €1.26 million.
Higher-value homes will pay a little more on the portion of value above that threshold.
4. Local Council Adjustments
Your local authority can now adjust the LPT rate by up to +25% or –15%.
This means your final bill may differ slightly depending on where you live. Check your county council’s website for local decisions.
5. Deferrals and Exemptions
Income limits for deferrals have increased (up to €25,000 for individuals, €40,000 for couples).
There are also exemptions for homes affected by defective concrete blocks and certain disability cases.
See gov.ie for exemption details
Key Dates for Homeowners
- 1 November 2025: Revaluation date (use your property’s market value on this day).
- 7 November 2025: Deadline to file your new LPT return with Revenue.
- January 2026: Payments begin for the new LPT cycle (2026-2030).
You’ll receive a letter from Revenue in late 2025 with guidance, but you are responsible for submitting your own valuation.
Do You Need a Property Valuation?
In most cases, you do not need a professional valuation.
You can self-assess using:
- Revenue’s LPT valuation tool
- The Property Price Register for recent local sales
Only contact a chartered surveyor if your property is unusual, has major extensions, or you’re unsure about your band.
Who’s Involved in Property Tax Changes?
- Revenue Commissioners: Manage valuations, payments, and the LPT portal.
- Department of Finance: Oversees the legislation and tax structure.
- Local Authorities: Apply the local rate adjustment each year.
